The source of the water
Clean water from a supply line is handled differently from ground water or a sewer backup. Contamination adds removal, cleaning and disinfection steps.
Area and materials affected
The size of the affected area matters, but so does what is in it. Solid hardwood, cabinetry and multi-layer flooring assemblies take longer to assess and dry than tile over concrete.
Time and reconstruction
Longer exposure generally means more material affected. Where finishes are removed for access or safety, reconstruction becomes part of the overall project.
